Where Do We Advertise?
We recommend the OpenRent listing platform which will list your property on ALL the major portals including Rightmove, FindAProperty & Zoopla plus hundreds of their network partners sites. We can setup and run a Managed OpenRent account on your behalf, or, you can self serve and deal with OpenRent yourself for some or all of the listing features.
For a Managed OpenRent account, you will have your property listed on all the major portals as mentioned, and we will also take care of all marketing pictures, field tenant enquiries, conduct accompanied viewings and provide feedback from applicants and handle negotiations between you and potential tenants.
We will also advise on compliance matters ensuring you don’t fall foul of regulatory requirements.
Once a tenant is secured, we will draft your tenancy agreement, collect your first months rent and the deposit – the deposit is immediately bonded with the DPS and a bonding certificate issued to both you and the tenant.
Finally, once a tenancy is created, the tenant will be checked in personally to ensure they feel at home and know that they have a solid support service behind them. We will also capture a video inventory with the tenant present.
What About Vetting Tenants?
We do not operate a “first come first served” policy when it comes to finding you the right tenant. We prefer to compile a shortlist of applicants before giving interested applicants the opportunity to proceed. This weeds out time wasters and gives prospective tenants time to fully consider whether the property is right for them and affordable for them. There is no point in securing a “quick let” only to find that the tenant will struggle in the long term. Once an applicant decides to proceed, they will be subject to an industry standard, full and thorough tenant referencing process, that will highlight any past problems before contracts are committed to.
It goes without saying that in the event we fail to secure a suitable tenant, you won’t be charged. The only exception to this is in the event that a suitable tenant is found and you subsequently cancel.
Want to use more than one agent? No problem – we don’t demand exclusive marketing rights as we believe our track record and ability to find the right tenants at the right price means we don’t need to hide behind a tie-in clause.
No Extortionate Fees For Tenants..
The law has now outlawed charges to tenants in respect of tenancy applications. Some charges may still apply during the life of tenancy, but, these charges are strictly limited. In addtion – many agents have put their prices up to adjust to this once lucrative feeing opportunity. We have never charged tenants fees, and so, we dont need to now bump this extra fee onto our landlords… Not many agents can say that.
